PROCESS

Architecture is a process. Albeit the outcome is built form we adhere to a process of communication, collaboration, challenging the variables to ensure we arrive at a responsible outcome. 

We explore creative options and are comfortable incorporating innovative solutions balanced with our responsibility to: 

  • Understand our client’s requirements including budget 
  • Challenging the norm 
  • Consideration of the planets limited resources

PLACE

We have found our place as a medium sized practice with a wide range of projects including residential dwellings, apartments, site development, shop fitout, wetland restoration, commercial and community facilities.

In line with our responsibility to the planet our people operate from home-based offices across Auckland to limit clogging our roads. We use technology to communicate and have a variety of meeting locations.

PLANET

We have in a deliberate intention to consider the effects of our projects on our planet and people, by selecting products and materials, as practical, that have less harm, are less toxic, giving consideration to the lifecycle of the project, incorporating nature into our design to create healthy spaces while looking after ‘our place’. 

PROJECTS

We follow the architects process for our projects. Each stage follows in a natural order to ensure a great outcome. 

Project research. We research and produce a project report that explores the opportunities, weakness threats and strengths of the project and property and tabulate the site and local authority constraints. 

Concept design. We deliver concept proposals that are guaranteed to meet your brief which we may qualify if we consider better alternate solutions. 

Preliminary design. We have a great team of consultants including a quantity surveyor to ensure we are on budget and initiative at this stage the whole design and consultant team. 

Resource consent. We are experienced in procuring resource consents including fronting to the environment court and working with our consultants to ensure we obtain planning consent. 

Developed design. At each stage we obtain client approval. This stage involves bringing together all the components, details and consultant information. 

Working drawings. This is the final stage of documentation including specification suitable for obtaining a building consent and documentation for building. 

Building consent. We lodge and procure the building consent on behalf of the client. 

Procurement. We prepare the documents and contracts, securing a contractor to undertake the works through a tender process. 

Contract administration. Following securing a contractor to undertake the works we administer and observe the contract works including processing of the financial claims.

PRODUCTS

As part of our processes we also take time to consider our detailing and design bespoke products for our projects that has included a spiral stair, a hatch to a computer hub and sculptures for a wetland.
